Rent Protection
Protection if the tenant doesn’t pay their rent.

Rent Recovery
We’ll pursue tenants on your behalf to recover outstanding rent from them.

Eviction of tenants or squatters
Tenants who can’t meet the requirements of their tenancy agreement or squatters who are living in your landlord’s property without their consent will be evicted - and we’ll manage the legal proceedings.

Property damage
Legal cover to pursue tenants for damage to the property of over £1,000.

£100,000 Limit of Indemnity
The total amount payable in the event of a claim.

Contract disputes
Cost and expenses for a dispute with a party whom you have a direct contractual relationship with.

Our policy now pays out for up to 15 months’ worth of rent, and it will continue to pay out for 75% rental payments for up to two months after vacant possession.

That means you and your landlords could benefit from a total of 16 and a half months' cover.

The policy is designed to protect you and your landlords against the risk of a tenant not paying their rent, breaching their agreement or damaging the property.

As well as extending our cover, we've significantly enhanced our claims process in the past 12 months to manage the latest changes in legislation and provide you with the most support possible.

A new pre-claims process supports you to assess each tenant's financial situation without you having to increase the amount of work you have to do. It also includes:

✔ Hands-on guidance on legal obligations
✔ Automated communications to tenants and guarantors
✔ Support to mediate payment plans, if viable

Following this phase of engagement, claims will then be accepted subject to criteria. Coverage will include rent arrears accrued during the three-month period in which legal proceedings could not be started.

Existing policy benefits will also apply, including property damage legal expenses cover as standard and legal expenses coverage, delivering a combined policy that has a Limit of Indemnity of £100,000. We can also renew a current policy held with other providers - subject to standard criteria.
